Why is my water heater leaking?
A leaking water heater is never good, but the right fix depends entirely on where the leak is coming from. Some leaks are simple fixes. Others mean the tank is done. Here is how to tell the difference.
Step 1: Find the leak source
Cold water inlet or hot water outlet connections
These are the two pipes at the top of the tank. Leaks here usually come from loose connections, deteriorated thread sealant, or corroded fittings. Fix: tighten or replace. Fast, inexpensive.
Temperature & pressure relief (T&P) valve
The T&P valve sits on the side or top of the tank with a drain pipe to the floor. If water is dripping from this pipe, either the valve itself has failed, or your water heater is running too hot or at too high a pressure. Never cap this valve. It is a critical safety device.
Drain valve at the bottom
The drain valve can leak after years of sediment exposure or after a DIY flush. Fix: replace the drain valve. Usually under $150.
The tank itself
If water is coming from the bottom of the tank, seeping through the jacket, or pooling with no visible source, the tank has corroded through. Fix: replacement. There is no repair for a cracked tank. See our water heater replacement page for same-day service.
Step 2: Repair or replace?
- Under 8 years old with a single leak point: repair
- Over 10 years old, or leaking from the tank: replace
- Repair cost above 50% of replacement: replace
- Third repair in 18 months: replace
- Rust in hot water: anode depleted, tank corroding, replace soon
Step 3: What to do right now
- Shut off the water supply to the water heater. Look for a lever on the cold water pipe above the unit.
- Turn off power or gas. Electric: flip the breaker. Gas: turn the valve to off.
- Contain the leak with towels, a bucket, or a wet-vac.
- Take photos especially if under warranty.
- Call a plumber. Water damage runs $2,000+/hour.
