    Permits are required for water heater work

    Broward County and the City of Fort Lauderdale require a plumbing permit for water heater installation and replacement. This applies even to like-for-like swaps. For gas or tankless units, you often need additional gas or electrical permits too.

    Unpermitted installations:

    • Fail home inspections when you sell
    • Void unit warranties
    • Create insurance claim problems
    • Can result in fines and required rework

    Key code requirements

    Drip pan

    Water heaters installed where a leak could cause damage (most locations in Fort Lauderdale homes) require a drip pan under the unit. The pan must be at least 1.5 inches deep and drained to the exterior or an appropriate drain.

    Temperature and pressure relief (T&P) valve

    Every water heater must have a working T&P valve with a discharge pipe that:

    • Is the same diameter as the valve outlet
    • Terminates 6 inches from the floor (or as specified)
    • Does not connect to any other drain
    • Has no valves or obstructions

    Expansion tank

    If your home has a backflow preventer or pressure-reducing valve (most modern Fort Lauderdale homes), code requires an expansion tank on the water heater's cold inlet. This prevents pressure buildup as water expands when heated.

    Seismic strapping

    Florida code requires water heaters to be strapped to prevent tipping. Two straps, upper third and lower third of the tank, anchored to structural wall studs.

    Venting for gas units

    Gas water heaters require proper venting, either through a dedicated B-vent flue or power-vent system. Shared vents with furnaces must meet specific draft requirements. Tankless units typically use PVC or stainless steel venting.

    Combustion air

    Gas units need adequate combustion air. Installations in small closets require louvered doors or ducted air supply.

    Elevation requirements (garages)

    Water heaters installed in garages must sit on a platform that elevates the ignition source at least 18 inches above the floor. This prevents ignition of flammable vapors from vehicles.
